I can't recommend Brett highly enough. After spending years trying to get my builder to address ongoing issues and now going through the Building and Plumbing Commission dispute process, having someone with Brett's knowledge on my side was invaluable. His post-handover inspection was incredibly thorough, and the report he provided was detailed, clear and easy to understand. What impressed me most wasn't just the defects he identified, but the time he took to walk me through everything on the day. He explained what was and wasn't compliant, why certain defects were urgent health hazards, and what to expect throughout the dispute process. You can really tell that Brett has a passion for what he dose and I cant recomend him enough. If you're building a home or dealing with defects, dont make the same mistake I did in assuming the builder would fix the issues or not cut corners.. book an inspection with Brett his professionalism, knowledge and genuine willingness to help are second to none. Thank you again for everything Brett I am beyond greatful. Tania :)Posted on Google

Brett is the guy you want on your side when your reno turns to shit. Bathroom reno, had a bad feeling about the tiling. Brett came and did an inspection and found the whole job was non-compliant. Not only did he explained everything clearly and advised the next steps to take. He was there with me at the meeting and the builder to get their explanation. In 30 mins got my full refund plus extras, job terminated with original builder hassle free. Brett knows his stuff - if you need someone to inspect give him a call. Thank Mate.Posted on Google

Brett was incredible to deal with. Very thorough, professional but more importantly; an absolute straight shooter. I may have got lucky with timing, but he was able to attend the property, inspect and provide the report within the same day. Cannot recommend his services enough!Posted on Google

Brett at Leading Building Inspections — Highly Recommended After working with Brett across multiple inspections for NiBO FINANCE''S Victorian clients, I can say without hesitation he is the best in the business — and the reason we now refer all our Victorian clients exclusively to him. Brett isn't just a building inspector — he's a highly experienced builder who has spent decades in the industry. That hands-on background makes all the difference. He picks up on issues that a standard inspector would simply walk past, the kind of defects that don't show up in a checklist but that a seasoned builder recognises immediately. That expertise has saved several of our clients from either grossly overpaying for a property or — worse — walking into what would have become a long-term financial nightmare. On top of his knowledge, Brett is thorough, professional, and efficient. He gets the job done properly without dragging his feet, and his pricing is more than fair for the quality of service you receive. You're not just paying for a report — you're paying for the knowledge of someone who genuinely understands what they're looking at. If you're buying property and want a building inspector who will go in to bat for you and tell you exactly what you're dealing with — Brett is your guy. Absolute weapon. Couldn't recommend him more highly. — NiBO FINANCEPosted on Google

I recently attended one of Brett’s presentations on common issues found in houses, and it was truly more than enlightening — it opened my eyes to things I’d never even considered when looking at properties. Brett clearly knows his stuff. With over 30 years of hands-on building experience, he goes well beyond what many other inspectors do, explaining problems clearly and offering practical take-home insights. His work and the care he puts into every inspection stand out in a crowded market of inspectors who can be hit or miss. If you want thorough, trustworthy advice before buying a home or investment property, I highly recommend Brett and Leading Building Inspections.Posted on Google

Brett was highly recommended by a friend and we weren’t let down. He arrived when he said he would and was thorough in his inspection. We used Brett to inspect our decking prior to the sale of our house. Being an ex builder he is well qualified and I recommend him if you need a building inspection.Posted on Google

A 137B report identifies defects in the building work carried out under your owner-builder permit — across the whole property — so buyers know exactly what they’re taking on.
Walls, ceilings, floors, windows, doors, staircases and wet areas, checked for cracking, movement, water damage and safety concerns.
Cladding, brickwork, render, eaves, balconies and decking, assessed for defects, weathering and structural movement.
Roof coverings, flashings and guttering outside, then up into the roof space to check framing, sarking and insulation.
Footings, stumps or piers, bearers, joists and subfloor ventilation, checked for movement, moisture and rot.
Retaining walls, paths, driveways, steps, fencing and surface drainage, reviewed for condition and safety.
Garages, carports, sheds and other outbuildings, inspected for structural integrity and defects.
Moisture meters run across wet areas, walls and the subfloor to pick up damp, leaks and water ingress hiding behind the surface.
Focused on the building work completed under your owner-builder permit, assessed against the relevant standards.
Everything documented in a clear, jargon-free report with photos and video, carried out to AS 4349.1 and in your inbox within 24 hours.
Under Section 137B of the Building Act 1993, an owner-builder selling within 6 years and 6 months of completing the work must give the buyer a defects report prepared by a qualified inspector, along with the required insurance where applicable. It protects the buyer by disclosing the condition of owner-built work — and protects you by making sure your sale meets your legal obligations.
Get your Section 137B obligations sorted with a clear, compliant report from a registered builder. You’ll be able to meet your disclosure requirements, keep the sale on track, and give your buyer confidence in the work — all in plain English, backed by photos.
Your detailed report lands within 24 hours of the inspection — no waiting around when there’s a deadline on the contract.
Every inspection is done by Brett Maslen himself — a registered builder who knows exactly where problems hide.
Got a cheaper quote elsewhere? Brett will match it — independent, thorough work at a fair price.
Plain-English reports with photos and video, completed to Australian Standard AS 4349.1.
From the first call to the final report, every step is kept clear, quick and easy.
Call or text Brett with the property details and he’ll confirm price and timing on the spot — no drawn-out back-and-forth.

Brett carries out the on-site inspection and has your detailed report back to you within 24 hours.
